After reading the reviews about this villa and listening to the girl, the tour agencies decided to stay at Lutovac.
I don’t know who writes these reviews, but after visiting here I realized that only burova has a more or less adequate review /
I must say right away that we rest quite often and there is something to compare with.
So in short:
apartments....I'll start from the airport... I met some kid on a Ford transit without air conditioning... heat 37... until we arrived - wet... plus we waited 20 minutes . . until he arrives... since we Now we are resting with a child. It was an unpleasant trip. He didn’t explain anything... he didn’t say anything . . he just brought him to the hotel, gave the keys and disappeared... no one met him at the hotel... he didn’t tell or offer anything... so far - like a savage . . impression , that I booked an apartment through booking. . .
The hotel itself is located on a hill... 15 minutes to the sea....but from the sea the question is heat 37-40 . . from the main street there is a street leading to the hotel... 150-200 meters slope upwards 15 degrees... stressful... but that's not the main thing. . . to get to the first floor of the hotel you need to overcome a narrow staircase of 49 steps (calculated! ) with a slope of 50 degrees!... well, and then to the third floor!..... you come perpetually sweaty and wet. . .
There is simply no cleaning... the floor, it seems that they don’t wash it, but they don’t know about the existence of a vacuum cleaner... yesterday he came at all, but they didn’t let me cover with a sheet... and they didn’t put a pillow in a pillowcase . . it was too late . . had to sleep under a towel. . .
There is mold sticking out of the air conditioner. . . I'm not exaggerating and I'm not joking!
I didn’t see the owner at all... it seems that this business is just like an appendage for him...
The kitchenette is small... you can say it simply does not exist... there is no table in the room where you can dine . . only on the terrace... but it's hot there... but that's to hell with it... there is a small refrigerator. working !
To be honest, in my entire vacation history, I have never rested in the worst room... .

My husband and I, Svetlana and Vasily Shumsky from Minsk, rested at Villa Lutovac in July 2015. Luxurious villa, friendly, wonderful and hospitable hosts. We met at the airport. There is even a safe in the room (in many hotels, at the reception). The keys to the front door and rooms-strangers do not go here.

There is even a safe in the room (in many hotels, at the reception). The keys to the front door and rooms-strangers do not go here. We felt at home. Polite and conscientious staff. And the number is better than any praise. Everything is there, even a Turk for coffee. Magnificent terrace. In Montenegro, the second time. But - first - in this magnificent villa. We recommend Galar-expo travel agency (tour manager Larisa Maitak-profi in her place) and Villa Lutovac to everyone. If we come again, then only here and only from the Galar Expo. And all sorts of uphill climbs, or a view of the mountain, villas or the sea - this is a third matter. The general appearance and overall impression is important. Not the first time and not the first year we travel. Thanks to Svetoslav Lutovac and his family.

We flew to Budva (Montenegro) in July 2015. We were helped to arrange a wonderful vacation by the Galar-expo travel agency and, in particular, by tour manager Larisa Maytak. Everything is professional, clear, tactful and competent. Tastes and preferences are taken into account, misunderstandings are resolved.

We are in Budva for the second time. Villa "Lutovac" -4* and our apartments are well liked. Cleaning, service, change of linen - all at the highest level, the owners are super hospitable. Of the excursions, we recommend the Ostrog Monastery (preferably separately), Cetinje-Lovcen, the Bay of Kotor and, of course, the canyons (you pass 80% of the country-impressions of the sea), we do not recommend Skadar Lake, only money thrown away. On Naroch it’s even more interesting. If ever you have to use the services of travel agencies, then only the Galar Expo. Good luck guys and prosperity. If there were more such firms, there would be fewer problems.

Hello future visitors of Villa Lutovac. I'll keep it short and to the point : ) 1 - Villa. We (2 friends) had apartment number 5. "+" - The room is excellent, the view is amazing. 2 rooms, 2 separate wardrobes - very convenient for girls. "-" - Cleaning is disgusting, in fact it was visible only in the bathroom; towels for almost 12 days of rest were changed twice (and the second time was the day after the first); problems with flushing the sewer: we solved them by simultaneously pressing the drain button and a directed shower jet : ) If it weren't for the cleaning, I would recommend it to everyone, but I can't.

"-" - Cleaning is disgusting, in fact it was visible only in the bathroom; towels for almost 12 days of rest were changed twice (and the second time was the day after the first); problems with flushing the sewer: we solved them by simultaneously pressing the drain button and a directed shower jet : )
If it weren't for the cleaning, I would recommend it to everyone, but I can't. the 10-day non-wipe floor was annoying (yes, we could have wiped it ourselves, but sorry, that's not what I paid a lot of money for). Another tip - do not take breakfast. Our neighbors (we just didn’t pay for them) envied us, because. breakfasts, of course, are delicious, but very huge and brought them at 9, then at 9-30, or even at 10. Such a time reference is very inconvenient. We had enough cookies and buns bought in the Megamarket opposite and in nearby bakeries - fortunately the kettle worked properly and the water was around the clock : )
2 - Montenegro in September (she shoveled the entire Internet to find a sensible answer to this question, so I will help those who need this answer in the future : ) Let's just say that this time (September 14-25) is no longer the season. More precisely, during the day there are a lot of people on the beaches, but at night there are many times fewer of them (the main contingent is of middle and older age). If you want to hang out - I would advise the period August 25 - September 10. You will find the famous Top Hill, Opera, Trocadero, etc. working. We had to be content with a maximum of 5-6 open-type discos-bars open until 1(! ) at night, and only one Sparta nightclub, which, by the way, due to the small number of people, did not always finish until 5 in the morning. Of course, there were pluses in the absence of a large number of people - we met mainly local guys, we learned a lot from them and it was interesting about the country and its inhabitants (by the way, for girls: Montenegrin Serbs are well-mannered, unobtrusive and sooooo beautiful : ), with they make you feel safe and secure. If you come to the club with at least one man for two - be sure that not a single Serb will allow himself to stick to you, but will humbly admire you aside : ). Coming later than the 25th hoping for nightlife is stupid. With us every day something closed.
The weather in September - the days were like this: 1 - clear, 2 - rain for half a day, very clear for half a day; 3 - rain all day until evening; 4 - clear; 5 - overcast; 6-12 - clear, well, sometimes with clouds. The day is warm even in the rain. But the evenings are cool. Be sure to bring jeans and at least one long-sleeved blouse.
In general, we had a good holiday, despite the off-season. Didn't want to leave. But next time we will arrive a couple of weeks earlier and most likely not to Villa Lutovac.
R. Y. : And another piece of advice - read less various admiration reviews about the country. I made this mistake, and as a result, the feeling that I had already seen and felt it did not leave me. Study only the list of excursions / beaches / attractions - and then get to know them on the spot. Believe me, there will be more impressions and they will be brighter than if you google all the routes and landscapes.

I'll start my story with the arrival. At the airport I was met by a representative of the hotel - Elena, a very nice girl from Belarus, we were taken to the villa by minibus (special thanks to the driver who helped to load the suitcases, and also carefully drove))) upon arrival at the villa while we were unloading the suitcases, the owner drove up - Light, a very pleasant and good-natured man))) the villa is magnificent, especially the rooms that have a terrace (this is especially important when the weather is bad because it is unstable in May) but otherwise it turned out to be a wonderful vacation !! ! the beaches are empty at this time, discounts on clothes.

Towels changed every day!! ! Not far from the beach, a mini market nearby is open until 23.00, it’s far from the old city, but we easily covered this distance, I don’t know how it is in the season, but the distance from the main noisy places is also a huge plus, you can sleep peacefully with the windows open, when it was warm I slept on the terrace, breathed the sea air!! !

Considering that this year my wife and I chose our vacation based on the information on this site, we consider it our duty to help others who want to have a good rest make their choice. We purchased a ticket in Minsk at the Soft-tour company, the tour operator was the Inter-City company. We note Irina from the Soft Tour, who, when choosing a vacation spot, competently offered a lot of options for recreation in Montenegro, described hotels, beaches, and attractions.

Given that we asked for a more active and urban holiday, we were offered Budva, and not the more calm and measured Becici and Petrovac. According to the reviews on the site, we chose Villa Lutovac (and were not mistaken). Irina immediately gave us room 9 for two with a gorgeous view of the sea and the city.
The day before the flight we were given tickets, insurance and vouchers. In one ticket, a typo was made in the name, but both companies worked quickly and made changes to the tickets. So there are no complaints about them.
Upon arrival in Podgorica, we were met by the guide Elena, who gave out so much information along the way that it was not possible to remember right away, but later all of it turned out to be very useful.
Upon arrival, we were personally visited by the owner of the villa Sveto (emphasis on E) Lutovac. Charismatic person. The villa is not his only business, but he treats him (and especially his guests) with all respect. All our small requests were fulfilled quickly and efficiently. As they wrote earlier on the site, the owner has his own cafe Street, for guests of the villa there is a 10% discount. Everything is very tasty there, not to be compared with fast food on the boulevards (albeit more expensive).
Our room (9), as was warned in Minsk, was small, but not as small as our predecessor writer wrote: quite freely it accommodated a double bed, a sofa, a coffee table, a chest of drawers and a kitchenette. We didn't measure it, but there will be 12-15 meters. The bathroom, though combined, but only for one person: very small)). But here is the terrace (and there is also a balcony overlooking the mountains) 20 meters and with such a gorgeous view that, in principle, you can not go anywhere)).
For those who want to relax with such a view, we inform you that in this villa there are such terraces in rooms 4-5 (one floor below) and 8-9. We don’t know about the first ones, but number 8 is a two-room apartment.
About the quality of cleaning, it should be said that we listened to our guide about tips accepted everywhere: 1-1.5 euros per day and you will have a rug in the bathroom, a bucket for water in the toilet (for those who cannot flush after themselves), bed linen was changed for us, if not every day, then every other day, not to mention the washed dishes, the floor, the bathroom.
For entertainment, visit excursions. We recommend the Boka Katorsky Bay (with swimming in a cave), the Ostrog Monastery (if you are afraid of heights, do not ride a big tourist bus: really scary serpentines ; -)), Cetinje (the administrative capital of Montenegro), and instead of canyons, go rafting (really go about 4 hours one way). Listen to the guide, he will not advise bad.
In short, a lot of warm impressions were brought from vacation. Next time we will definitely take our children with us to Villa Lutovac. Many thanks to Sveto and Elena.

And again, hello everyone.
I want to continue my review about Montenegro (Budva) and in particular about Villa Lutovac.
After reading my reviews, some Internet users for some reason decided that I was complaining about the villa, my fate and the fact that I ended up in Montenegro this summer. For such people, I explain: my reviews are not a Complaint (I travel to various strange places a lot and often and have seen a lot of things... ). It's more of an inside look. Tourist notes. And it's up to you to decide whether to agree with my reviews or not.
So. First Budva.
Beaches. Municipal beaches along the entire coast closest to the villa are dirty to say the least. People (many locals) after smoking a cigarette for some reason do not carry the bull in the trash, but bury it (the bull) in the sand, next to them. The same applies to peach pits, etc. Bottom line - the beaches resemble a cemetery of gobies, bones and other miscellaneous rubbish. All the same floats in the sea, including gaskets... (how and who manages to throw them there is not clear). In addition, on the beaches of the flow of people that lie on each other's heads. The "correct" locals do not swim on these beaches. They go to the beaches behind Becici and some other beaches... These beaches were called to me, but to be honest, I did not remember their names. Of all the beaches that I have visited, I can still note the beaches on the island. All this (gobies and garbage) is also present there, but in smaller numbers and many times fewer people and the sea is cleaner... In addition, for those who like to dive with a mask - there is at least something to see: fish (few, but there are), through a small rock you can dive through (also what no extreme). Yes, and cans, bottles, gaskets at the bottom and on the surface of the sea are many times smaller.
Now Villa Lutovac. Life gets really better : )). The internet was fixed the same day I posted the second review. Basically prompt. Thanks. So it works (it doesn’t fly, of course, but it still works). The maid (Miliana) even began to make the beds (and even change them!!! ). I don't know why it is. Maybe they read my reviews, or something “worked” for her there. But a fact is a fact. But the truth is, as the maid washed the floor quickly, she washes it (spiders are in place : )). Well, nothing. We have already become friends with them. Based on what I understood from a conversation with the owner of the villa, it is difficult to find good people to work in Montenegro (which is why many visitors work there). And in my opinion, the view of a person who has nothing to do with the room service, the owner of the villa lacks only one thing: a good villa ADMINISTRATOR. There will be a good administrator - and the extra wires in the rooms will be cut off, and the sewerage will be done, and everything will be in order with the cleaning of the rooms. As always. The problem is the same for everyone - good employees....Although the owner seems to want to bring the villa to mind, he seems to be trying, but... But, if I understood everything correctly, next season he wants to replace the staff (maybe everything will change for the better). Yes, and he's also going to buy a boat to take his tourists to the beach on the island. It will be convenient to see : ).
Although, by and large, all the remaining minor problems do not bother me even now. I still won’t finish the second room in my room (it’s a jamb of Inter City, which promised me a two-room suite), they still won’t lead the exhaust from the toilet specially for me to the street... And the rest - all my wishes (working tiles in the room, a frying pan in room, working Internet) were completed fairly quickly. Fact. Therefore, now the rest is a joy...
Yes... based on communication with others, water interruptions are quite frequent in Budva. He came from the sea "salty" - and there is nowhere to wash... UUh. You can immediately open the beer and lick each other like a roach : )). So, at Villa Lutovac, water is always present. True, there was one joint during my rest for 30 minutes with no pressure, but after calling the guide, the problem was instantly resolved. Looks like someone somewhere from the workers accidentally turned off something... Then turned it on : ).
That's all for now. . I'll write more.

Hello. Recently, I shared with you my first impressions of Villa Lutovac. Now I want to continue. I will also tell you about my first impressions of Montenegro.
So: Montenegro (city of Budva). Nature is insanely beautiful. Around the mountain. Tall, interesting. The sea is clean and transparent. The water temperature is very interesting. Despite the fact that during the day the air temperature sometimes warms up to 35 C0, the water in the sea does not become similar (as in Egypt, for example) to fresh milk. The water is always slightly cold. It is very tonic (although I can swim with a child for at least 15 minutes). At night, the temperature also drops outside. In the evening, at night, in the morning it is fresh (not stuffy) on the street. All this is probably due to the high mountains that surround Budva.
Beaches for every taste. You can go down from the villa to the sea (5-7 min. ) And just take a dip. You can go left along the beach (to the bungee - 1 jump 50 Euro) - there is at least clumsy, but still sand. If you are with children, you can go to the right. There are playgrounds under the pine trees (always in the shade). Many parents spread their bedspreads there and relax (an umbrella is not needed, the children are on the playground and not far from the sea). You can swim to the island. There are far fewer people there. Everything is impressive, a fresh breeze. The shore and the entrance to the sea there are pebbles. Be sure to bring swimming shoes with you. There are 2 ways to get to the island. 1 way: every 30 min. small ships sail. Price -3 Euro (round trip). 2 way - a tourist ship (makes a cruise by sea and takes you to the same island - the price is 5 Euros (but the child is free). Bottom line - if you are two adults and one child - go on a tourist ship (the difference is 1 Euro, but look at the beauty coasts).
And now - Villa Lutovac. Living in a villa is getting more and more interesting. Internet in my room was gone (probably after I posted my first review of the villa ). According to the guide - "you need to buy some kind of wire there... " When will they buy it? When will it be put up? In general, the Internet remained only in the maid's room. To the credit of the guide (and probably because of my perseverance and deliverability), they gave me a new tile in my room and, probably, a frying pan as compensation. Hooray - in the morning there was an omelette (in any cafe, an omelet is at least 2.5 Euros).
Now about the shower/toilet. From this “room” there are no hoods to the street. Do you imagine that??! ! How can you come up with something like this? Whose inflamed brain designed my best "number" number 9? From this "room" there is only a window that opens (Attention!!! ) onto an internal staircase. Those. I open the octo and see those who go to their room inside the villa : )). If the window is not opened, then after taking a shower in the bathroom, a steam room is formed, which simply has nowhere to go. And if you ate delicious peaches and went, excuse me, to the toilet for the most part, then the “smell” costs a long time. Well, if you take into account - that nothing can be washed off into the sewer from the third time (I wrote this before) - then you can imagine the whole "gamut of feelings" : ). In short, at first we suffered, and then we simply began to constantly open the window to the stairs (well, it’s not for us to suffer alone : )). Throughout the room and the balcony here and there (including in the shower) some wires stick out of the walls (sometimes in electrical tape, sometimes bare). You walk and think: “Fuck or not : (”.
Housekeeping…. What is it?... Where is it?....Not on Lutovac. Not only in the toilet (I used to write), but just EVERYWHERE, in all corners - WEB, with spiders. They live here for a long time and thoroughly!! ! We decided not to run them. They say it's for the money : ). Let's check. The floor is like being washed. And saw and believed. If you walk barefoot or in white socks on the floor, everything will turn gray-black after two steps. Surfaces are not wiped at all... And actually why ? . Dirt after accumulation tends to fall off by itself : ). In general - if you are clean - your brain will explode here immediately after moving in : ).
Yes, I’ll write a little for those who wrote here that they liked housekeeping - I won’t mind !! ! Everyone has their own criteria for cleanliness. I will only make a reservation that for 5 years I have been the director of one of the Minsk cleaning companies (and not the smallest... ). And what and how the maid should clean during daily cleaning and during general cleaning, I know how much (for more than a year the sanatorium was served much larger in area than Villa Lutovac)...
So… I'll write something else later. : )

Hello. Usually I don’t plan a vacation in advance, but this summer (as it happened) we bought a ticket 2 months in advance, after listening to an enthusiastic description of the hotel from the lips of the manager Ekaterina Rybina (Minsk, InterCity) and looking at mostly positive reviews about the hotel. In general - We waited... Yesterday we arrived. And here are my first impressions. I’ll make a reservation right away, the three of us arrived (me, wife, child). We were sold (of course more expensive) room 9 with a sea view. They promised a 2-room apartment (there are three of us). Outcome: At the airport we were met by a guide - Normal. Loaded into the minibus fairly quickly - normal. And then the first jamb - even the bus turned out to be too small for all tourists, and for some reason it was we who were offered to take the child in our arms (which we did without a second thought). And it turned out to be more than an hour to go... And the child is no longer small. OK. Like arrived. We are settling in. The view from the room is really great. The terrace is decent and the furniture there is not bad. This is where my positive impression of the room ended.
So - the number itself : ))). The area of my 9th room (together with the toilet) is about 10 m2 : ))). (And that's for three!!! ) Only one room (Special shout out to my tour operator for that). Yes, my kitchen in Minsk is larger in area than this "number" !! ! (I describe this in response to those reviews that praise the size of the rooms). But I’m not 60 years old and I sometimes want to be alone with my wife... Although (for the sake of truth) I’ll say that the neighbors from No. 8 have a really good room (I haven’t been inside, but I saw through the balcony). When we arrived, the cupboards were dirty, there was a cobweb behind the door in the toilet (judging by the size, the spider lives there for more than one day) - this is in response to those reviews that describe the cleanliness of the rooms. Flushing the toilet from the first, second and even third time completely is a problem (this is the question of good sewage). Mini kitchen - in our room (see due to the fact that the room is just "huge" : )) )starts from my heels (when I'm lying on my bed). Here the features of our number did not end. As it turned out, only in room 9 in the kitchen only hot water flows from the tap (hosh cold - go to the toilet : )). Current in No. 9 The safe does not work : ) (and it has not been working for 2 years already - why fix it in 2 years poorly? ). Yes, there are frying pans in the kitchenette No. Forget the amlet in the morning. The tile in the mini-kitchen does not work at No. 9 (the question is why the mini-kitchen is without a frying pan and a tile). In general - the number - especially SPECIAL.
All of these are my first impressions. Wait and see. I'll write you later. Yes, in a couple of days our relatives in No. 1 will be settled in the same hotel. Then we will write about their number.
And one more thing: as the local guide told me - there are only Two in this villa !! ! double rooms with sea views. (this is #8 and #5). Do not trust your tour operators - if they sell other rooms with a sea view as two-room ones.

So I returned from another vacation in Budva. This time the choice fell on Villa Lutovac. We expected a little more, in the photos displayed on the official site, the rooms look better than they really are. But I'll start in order. We were met at the airport in separate cars, brought directly to the villa, and then... climbing the stairs with heavy suitcases on our own. Somehow they got the job done. And now we get acquainted with the apartments. We lived in number 6, a two-room apartment. It is located on the top floor. When we entered the apartment, we were greeted by a not very pleasant smell, those who have cats, apparently know. As it turned out later, the furniture that was in the apartment was on the balcony, and the cats apparently loved it very much. But over time, they somehow got used to it. A little later, the family of these same cats visited our balcony. : ) There is everything you need, as stated. There is a TV with one or two Russian-language channels. The bathroom is already in need of repair, because. The shower doors almost fell off. Bad flush in the toilet. Of the soap and bath accessories, there was only liquid soap. They tried to use the stove once, but when they turned it on, there was such a disgusting smell that we didn’t touch it anymore, but just wanted to make coffee, in the end we only used the kettle. Well, the dishes were used, of course, however, whoever likes to drink tea in large cups, take your own, because. there are quite small. A little later, after checking in, the guide Elena came, and she began to advertise everything: excursions, the Street cafe, which belongs to the owner of the villa, etc. Prices for excursions. by the way, they are really the same as on the embankment, so if you want to go, contact the guide. The guide offered us to order pancakes from this same Street cafe, they were delivered to us in a few minutes. In principle, they are not bad (although they seemed greasy to my friends), but we didn’t use the services of this cafe anymore. We ate more in cafes already known to us, well, closer to the center and the embankment. We had some questions about places we hadn't been to before, to the guide, but unfortunately, she didn't really answer them. Information exclusively necessary for her, sadly. As it turned out, some of the residents of the villa ate at this Street cafe instead of going to different places and trying a lot of things. The owners have 2 wonderful dogs, one small white and the second larger dog, who constantly saw off / met them on the beach, you could pet them if you wanted : )
Air conditioning is only in one room, but we used to open the doors between rooms wide open and it was fine. On the second or third day, one light bulb in the room burned out, we turned to the guide, but she let it pass her ears, in general, we turned a blind eye to this so as not to create unnecessary problems for ourselves. But once again we were convinced that the guide perceives only the information she needs. It's kind of unprofessional, IMHO. Towels and sheets were changed every 5 days. The floor in the rooms, it seems that they didn’t wash it, probably only washed it in the shower, and the cleaner cleaned it only until 12 o’clock (we didn’t encounter this in other villas), and this despite the fact that she lived in the villa. Those. if you sleep for a long time, they won’t even take out the garbage (In the corners on the walls, by the way, there were cobwebs and spiders, but no one removed them.
The villa has a shuttle to Ploce beach, but the cost is 7 euros per person. It's easier by bus for 3 euros round trip and at any time convenient for you, although if you are too lazy to go to the bus stop, then you are welcome.
Not far from the villa there is a mega market, several cafes. The nearest beach is 12-15 minutes. The area is very quiet, but for us who like to hang out, it was a bit boring.
There is also a "-", one key to the front door per apartment, very inconvenient, because. we, for example, could often return at different times. The apartment has an intercom, but it works like a bell, in the end you need to go downstairs and open the door. We were supposed to leave for the airport at about 12, but at 9.30, as it was written, we were not evicted from the apartment, thanks for that. Here is a story about this villa. I hope it will be useful to someone.
