In Pattaya, with its own beach, there are hotels only in the north (Naklua Road) and south (Jamtien). North is preferred, cleaner ocean (current from the north) and closer to the center. Secondly, the location: the hotel is located in the north of Pattaya, it’s a bit far from the center on foot, but by tuk-tuk 100-150 baht, a free bus also departs from the hotel every hour (in the evenings). And when the hotel has its own beach, it is simply leased from the state. And I don’t agree with LANGIS, in Phuket everything is the same as you listed (Similans, Pee-Pee, James Bond, FantaSia show, etc. and Bangla Road instead of Walking Street), and even more interesting, and plus in what is not in Pattaya - clean water, so you don’t need to go specially to swim anywhere. But everything will be more expensive, so they don’t go to the islands en masse, like in Pattaya.
