Property in Bulgaria
After you visited Bulgaria, have you thought about buying property there? Is it worth it to buy property there? If so, for what purpose, for whom? (self, children, parents).

Do you need it? Read http://www.balkans.kp.ru/daily/26031/2948824/

More important for parents. There is no work there, it is difficult to open a business. I studied a lot of materials on this issue, we have our own business. And it's good to come to visit your parents for the summer. But in order to buy correctly, you need to know a number of subtleties, so as not to regret later. And, of course, according to your priorities. I would never buy apartments in gated communities with year-round maintenance. I would just buy an apartment, most likely a new building in a town where Bulgarians live permanently. I would not buy a house either, because. You can't buy land, you can only rent it. When buying an apartment, I would not take it without act 16, so as not to get into a long-term construction. You need to know a lot of things ... And you can look at the options with prices on the website www.homeforyou Good luck.

For some reason the comment was duplicated. I read the link kravchuk28, this is another subtlety. You can't buy houses in villages where there are a lot of gypsies. And there are many such villages in the Burgas region. Bulgarians groan from them. But smart people from the EU demand not to discriminate against the national minority. However, when the Bulgarian and Romanian gypsies rushed to France and Germany, the French quickly destroyed their settlement and forcibly sent them home. And Germany recognized this people as incompatible with European civilization. The most interesting and funny thing is that the Bulgarians were most indignant at that time. They began to accuse France and Germany of violating the human rights of (gypsies) who should move freely in the EU and live where they want. Like this!!! And in the cities, gypsies are not dangerous.

Right, as always, Poola! I have the opportunity to buy in Burgas region. any apartments at cost, but I won’t, a lot of fuss with them later, but it’s better to live in your homeland, no matter how it is. It’s better to have a house in the Chernihiv or Vinnitsa region, in the homeland of your ancestors.

And you can't put your parents there either. A visa is opened only for 180 days, and you can live there for no more than 90 days. I have to go home and re-register. And consular officials may not open a visa. And they can clean the apartment, knowing that no one lives there. Why such housing? And in general, what to do there in winter? It is the same cold as here in the south of Ukraine. With frost and snow.
аватар Savilov79
No, I didn’t plan to - it makes no sense to buy housing there: the quality of modern development is very poor, there is nothing to do in winter, 90 days of residence is a maximum - then you need to return or you need to apply for a residence permit and many many other inconvenient things that few people think about when buying real estate .. Yes, and as life shows - the Bulgarian government is increasingly looking NOT towards Russia, but towards Europe, as if they were smeared with honey there ... you can stay without real estate :)
You need to buy a house in Russia (Sochi, Crimea) if you really want a house in warm regions.

I travel a lot to Bulgaria. I will say this. In winter it is not very nice there, strong wind from the sea, but the winter is very short. It should also be taken into account that the author of the question does not live in the south of Ukraine, but in Kazakhstan, with a sharply continental climate. For those who have real estate in Bulgaria, a special visa and residence permit is opened. I don’t have real estate there, but I have an annual multi-entry visa, which is very convenient. No one will be left without real estate, Russians (Ukrainians, Belarusians and other Russian-speaking people) in Bulgaria are loved more than Germans, Englishmen, I know this for sure, because we are similar. But they don't like bullying. In the city of Pomorie, which I really like, a lot is being built for Russian speakers. Good houses, no worse than in Russia and Ukraine from new buildings. My advice - if you have free money, then buy for pensioners. I advise cities: Varna, Burgas, Pomorie. Some people buy apartments in resort complexes, but you have to pay extra for their security and maintenance. I don't like it, others are fine. There is a kozyrog on the forum, he bought such an apartment in St. Vlas. Satisfied. You can contact him. Cm. one of the previous questions, where more than 60 answers - a whole discussion. I would buy in Pomorie. Sochi and Crimea do not want.

I think that the question from the girl is not from a potential buyer, but quite the opposite - is she an agent or someone who is going to sell real estate. Collects answers, a kind of statistics.

About the winter in Bulgaria - this winter was my first here. It's creepy how cold it is, despite the fact that we are not even near the sea. 0 degrees is much harder to bear than in Kyiv -5, it's just that you don't want to go outside, the wind is terrible. It makes no sense to buy an apartment for the summer - well, except if there is nowhere to invest money - I have ak zgakomye-pensioners bought 1 apartment in Sozopol and 1 in Bansko. When it's summer, they rent it out to the sea and live in the mountains, in winter it's the other way around. They have a residence permit in Bulgaria, it is not cheap - 250 euros per person per year, plus insurance of about 100 euros per year and a personal card and all sorts of transfers ... In complexes by the sea there is a mandatory fee for 1 sq. m - so-called. support. This year, many howled - because of the rising exchange rate, the sums in general turned out to be unbearable - well, give even 500 euros a year, plus utilities - agree, for that kind of money you can rent a house for 10-15 days and not think about anything
аватар irinavladnik
I completely agree with Natassha Kiev. A year ago I saw that our hotel "Martinez" offered the service of buying real estate in this hotel. Of course, everything is fine 50 meters from the sea, but what to do in Sozopol in winter? It remains somewhere around 3 thousand people in the entire town. One store, snow, wind. This was told to us by the only resident of the staff. Everyone else comes just to work. There are even lifeguards from Sofia on the beach! And the price for our room requested 130 thousand euros! Funny! We spend a lot on vacation, but there is no desire to pay such an amount. And so this idea with the sale of rooms failed. Not a single number sold!

And about the winter, you surprised me. Thought warm and soft

Bulgaria is a summer resort like Odessa. Winter is also winter in Africa. Friends in Hurghada bought an apartment. Now the turnips are scratching. There is no heating in the apartments, they are heated by air conditioning, and in winter at night the temperature outside sometimes drops to +5 degrees. What can be swimming in the sea, if the water is only + 18 *, and the wind blows off your feet. I will not write about the other delights of Egyptian resort life in winter. And what can we say about Bulgaria, which is much further north.

kravchuk28. People live everywhere, and in countries where there is, in addition to summer, also winter, it is even better. This is not about that. The price of the question is being discussed, is it profitable? In Bulgaria, you can live well from March, when everything is already green until mid-November. Everything is cheap. And then comes a not very pleasant period, better in Central Europe. But people are somehow worried. Heating through air conditioning in southern countries is normal and much cheaper than central heating. But when we are still sliding on ice and getting sick with a cold, spring is already in full swing in Bulgaria, beauty ... If there is a material opportunity to pay all the expenses that Natassha_Kiev wrote about, then we need to take real estate. You don't need to renew your visa every 90 days, you don't know that.

Specially went to the Forecaster and looked at the weather. In Varna today it is only +7 degrees. And it won't be much warmer anytime soon.

Poola called me and gave me a lot of advice. I blog about our retired life here. Today I added an entry to one of them https://kozyrog.wordpress.com/ There you will find my subjective opinion. Someone else has. Talk to those who live here, who have their own property. Ask detailed questions.
Children with their granddaughters come to us in the summer, and several of our relatives and acquaintances have already scheduled the summer: when they come on their own, and when their children. It's all a matter of taste. Come yourself, bring your parents. Look at the place not from the point of view of a tourist, but from the point of view of a potential property owner. BUT DON'T BUY IN CIRCUIT WITHOUT FEELING THE HOUSE WITH YOUR HANDS.
In our Russian Club, whose members are united by the Russian language, regardless of the country from which they came here, about 40 people spent the winter here in Sveti Vlas or all winter or went to Russia for 2-3 months. There are a lot of people here who think that it is too early for them to join the pensioners' club, so although we are familiar with them, we do not count them in numbers. Dial "Dmitry Krylov Sveti Vlas" and you will see his films about Sveti Vlas. He has apartments here, as our countrywoman, who lives in the same house, told us. Now about the weather.

Spring has been very long this year. The winter was warmer than last year. Last year it snowed two or three times for 3-4 days. And this year, once I saw as much as 30 minutes of rarely falling snowflakes. Spring is colder than last year. And few sunny days. How did this affect us? Last year we had the maximum payment for the "current" we had 350 leva, this year it is already 212 leva. And monthly it was 1.5 times less. It is clear that we have taken some measures for heating. Heated floors were turned off in one room. There +14, and in the second we keep +20. Mostly they are heated by air conditioners. We rarely use them. The heater was turned on at night. And in the morning it was turned off.
Wrote, and then began to read all the comments. Pachok is the only one who read the request correctly. And the rest of us, let's show our awareness. As the saying goes: DON'T HURRY!

On the other hand, we exchanged opinions among ourselves.

Thank you very much. I'm a real estate agent who doesn't want to lose face. I am an honest person, I want to be prepared to know all the pitfalls, I would not want to mislead people and so that my future clients, after buying real estate, would mother me. By the maxim of honesty and openness ... it is clear that I am not a businessman))). After talking with the Bulgarian developers, I openly asked the cons, but they didn’t answer me ... Therefore, guys, please write, share your opinion. Thank you very much!

Please tell me if anyone has children who studies in Bulgaria. How is the training there? Lots of downsides...
аватар Natassha_Kiev
My daughter is in first grade in a small town in the Ruse region. We are thinking of transferring to the second grade at an art school in Ruse, let's see how he passes the equatorial exam and whether he passes. . . . Cons - I don't know. There are a few gypsies, diluted, they are mostly bullies and loudmouths. There is only 1 girl in our class. The school is in good condition - warm, comfortable, metal-poastic windows. The teachers are very kind, good. Dinners according to some program were free. Yes, I would make repairs here and there, but, for example, in Ukraine - it's all for the money of the parents, but here no one ever asks the parents for a lev. There is a school bus - carries children with a teacher every day to school and 2 times after school. There is an extension until 4 hours, children are supervised, if the weather is good - be sure to go out. 2 times a week they have folk dances and 2 times a week modern dances - they are even preparing to perform. So, IMHO, there are more pluses than minuses. But, the rural mentality, of course, is no longer possible with this. Another plus is that my daughter knows Bulgarian and there are no problems at all. Now don't forget the Russian. English is in our school - already from the 5th grade, this is a minus. In large cities, I think there are problems with the number of students

"And about the winter, you surprised me. I thought warm and soft"
Everywhere is different. In the southern regions it is warmer, and in the northern regions it is correspondingly colder.
