Instead of a yard, there is a meter-wide asphalt path next to the building. Further along the path is the territory of another villa.
By the way, the real address of this villa is 16 Prve Proleterske, not 23 Prve Proleterske.

According to the Google map, it is 850 meters to the sea, and the shortest road to the nearest beach is 1 km. We went to the cleanest Mogren beach in Budva, which is 2.3 km long. That is, going to the beach twice a day, so as not to be there in the heat at noon, was impossible.
The description stated that our room had a balcony. But even this information did not correspond to reality. There were 6 rooms on the floor, of which 4 actually had balconies. My number 12 had a second exit and was the only window in the room. This exit was to the common terrace, on which there were 2 tables, and to which there were also stairs. We used this terrace - rested there, ate, dried beach clothes. But residents of other rooms passed through the terrace all the time. It definitely cannot be considered a balcony.
But the worst, in my opinion, is room 13, next to mine.
Not only did it not have a balcony, it had no windows at all. More precisely, formally there is a window there, but it opens onto the blind wall of the neighboring house, which is 0.5 meters away. There is almost no daylight in this room. It is not clear who allowed people to live in this room? Is there any inspection in Budva?
When we checked in, they wanted to accommodate 2 girls in room 13 - they paid 40 euros to be moved to a better room.
I took the tour without meals. But those people who took the tour with breakfast had to go every morning to the place where they were fed, more than a kilometer away - to the shore of Slavyansky beach. It is unlikely that they were informed about this when they were sold the tour.

It is clean, the furniture is new, all plumbing works, everything you need is in the room.
WiFi works fine.
They did not cook in the kitchen, only used the kettle. There are all the necessary dishes.
Inconveniently installed air conditioner
There is a large supermarket nearby, a fruit/vegetable stand, a bakery, a bus station, a pharmacy - the location is good.
Bed linen was changed 1 time in 12 days, towels 2 times, although they should have been 3.
The sea is far away, we only went to Mogren.
We had lunch or dinner in cafes/restaurants or in the dining room at the Aquarius Hotel 3* - delicious, there are almost no people and the price compared to cafes in the old town (from 10-14 euros per dish on average and from 8 euros for an alcoholic cocktail) is very pleasant - for soup + vegetable salad + dorado fish/seabass + potatoes = 6.9 euros, for meat complex = 5.9 euros
From the bus station, you can get to Kotor for 4-5 euros by regular bus, which runs every 10-15 minutes, but it is better to buy a ticket in advance (a couple of hours). If you return from Kotor to Budva in the evening, it is also better to take a return ticket immediately upon arrival in Kotor.
A colleague with a child also rested, but she lived separately in another hotel, Boja Radjenovic Villa 3* - she doesn't have very good reviews, primarily about the owner - an unpleasant woman, although she personally had no conflict with her. But this hotel is very well located and very close to the beach.
Will I come back here again - if the same situation arises, then yes. But the hotel in which they rested last year and wanted to return to this Ljumovic Villa 2* is much better, closer to the sea, more spacious, with a beautiful view of Budva.
Of the minuses - departure back to Kyiv at 5:00 p. m. , check-out from the hotel by 11:00 a. m. They could not extend the room for an additional fee, it was already sold, but you can leave your things on the first floor and still be on the beach all day. We rented another room in another hotel next to the Aroma market and gathered there after the beach on the day of departure.

As for the rooms in this villa. . . they can be divided into 3 types, but they are all designed for 2 people and no more. there is nothing to do with children, places, even in the largest room (we lived in just that) barely for 2 people. The first category of rooms is located on the 2nd and 3rd floors. Double bed and balcony. Air conditioning (unfortunately located, blowing right at us), TV, refrigerator, wardrobe + bathroom. It’s even hard to imagine where there was a toilet, and whether there was a closet (we didn’t have the opportunity to look inside), but I wouldn’t want to live in such a room even just for 7 days. There was no cleaning in 7 days. The hostess was limited to taking out the garbage 1 time in 3 days. There is a kitchen on the floor. We used it exclusively for making morning coffee. . So the room (our) is neat, clean, without mold, which pleased. Overall, I was satisfied with the room we stayed in. As for the rest in Budva directly in August, I knew where we were going, because we had previously rested there either at the end of May or in September, and in July and August there was an influx of people and towels lay in the aisle. The waiter leaves us and runs away. . . then he appears with food that he begins to arrange on this Serbian table and at the same time does not notice us at all. After that he did not even consider it necessary to approach us.... Husband freaked out, we packed up and left. It was too much. At rafting, there were also nuances with this. But, this applied more to the Russians, and when they found out that we were from Ukraine, the attitude changed. Something like that. The Serb guys started pouring water on a passing boat with Russians, specifying that we were from Ukraine, they didn’t touch it. In the restaurant, a couple of times, when taking an order, they clarified whether we were Russians, and when they found out that we were from Ukraine, the attitude changed dramatically for the better. In general, we had a good rest, then we got what we went for. But once again I concluded that there is nothing to do in Montenegro during the season.
