We rested here for a week at the end of June 2021. Let's start with the location, the villa is located on a hill, it takes 10 minutes to get to the villa, the most convenient way to get there is by car, without it it is very difficult to drag all the packages, water bottles are very difficult, not for the elderly or for people with children. There is a forest nearby, from a pleasant, pretty view, the singing of birds during the day, the sound of crickets in the evening, but there are a lot of mosquitoes and other insects, there are no nets on the windows (be prepared for guests if you want to open the windows in the evening). The villa itself is old, very damp inside, there is no sound insulation, any steps, conversations, a neighbor's trip to the toilet, you will hear everything.
We lived in an apartment with a kitchen on the third floor (I think No. 10), the travel agency showed us very old photos, only sloppy painted walls remained from the past repair. The apartments themselves are dirty, the floors were not cleaned after the previous tenants, we had to clean them ourselves, they swept away a full scoop of dirt. There is dust on every surface in the house. There are cobwebs and spiders in every corner, a lot of wood lice and millipedes crawl out in the evening, ants are everywhere except for the bath, one evening even a cockroach came running, there are a lot of stray cats on the territory of the villa that do not hesitate to enter the house if you leave the door open. The furniture is old, the sofas are torn, the cabinets try to fall when the door is opened, the refrigerator is terribly noisy, the induction cooker is broken and requires an individual approach to turn it on. In a large room, an old noisy air conditioner that either blows warm or works fine. Absolutely everything flows in the bathroom, the toilet bowl is dripping, the boiler is dripping (besides, it makes some kind of suffering groans all the time), when bathing in the bathroom there is a flood, you need to wipe it all the time (of course there is no rug).
The hostess Snezhana, although she tries to portray hospitality, is very reluctant to answer questions. Plus, the hostess came to us when we were not there, for no apparent reason for us (in 7 days we were changed towels once, the linen was not changed), if you hang your things on the balcony on the dryer, they will be brazenly removed and put anyhow if they will interfere with the hostess to hang her things . . The impressions were very controversial, dirty apartments, a bunch of some kind of living creatures, the hostess always flickering and not an easy way to the villa. It's up to you, but if you want to relax without cardio every day or if you are going to Budva for the first time, this is not the place. Can't recommend this villa. . .

Aleksa Villa is a good hotel, clean, comfortable. The staff is friendly but not intrusive. Not once during my entire stay in hotels were they rude, yes, and I also did not hear conflicts with other vacationers. In general, everything is fine, I am satisfied with the rest. The only negative is the lack of entertainment facilities on site or nearby.

If you are looking for a budget holiday - then yes. It will do, but be prepared for the old, mousey smell in the room, plus sewer, for a long time we could not understand where it came from... it stinks.... dilapidated interior, that is, you should not expect anything here. In the window - instead of a view - a brick wall.

dilapidated interior, that is, you should not expect anything here.
In the window - instead of a view - a brick wall. The smell of cats and their excrement, their morning howls.
Stove, kettle not working.
The housekeeper speaks only Serbian. Nothing can be explained.
Our room, the most expensive one, was busy on the last floor. Settled in what was.
It was tin.
The tour operator resolved our issue and we were relocated.
We crossed.
We do not recommend to anyone!
In addition to all this, yes, high, far, uncomfortable.
Although we love away from people and fuss - this is not the option at all.

They wanted us for the first, the guys for the third. We explained for a long time, as a result, we ended up where we booked. The hostess (as I understand it, it was she) is an older woman, more or less understands Russian, a great woman! More than once she entered into a position, made concessions. Special respect to her!
Location: 1.5 km to the beach (according to the navigator) The beach is dirty. We went to the farthest, there is OK! . I must say right away that Budva is an anthill, there are too many people in a small area.
We took this tour with the expectation not to wallow on the beach, but to go to places of interest. A week was enough to see everything. About the hotel: corresponds to the price. The rooms smell of dampness, on the third floor it's still normal, but on the first floor it's kapets. There is no kitchen. Only a kettle. The hostess has a kitchen, we really asked and they allowed us to cook shrimp a couple of times). Linen was not changed, just asked for towels to change or not. Not removed. The photo numbers don't match very well. Plus The fact that it is located at the end of the street, further the forest, and there is a place where to park the car. And yes, be quiet. Bathroom and toilet-scoop. At the expense of theft, someone wrote a review, I don’t know, we didn’t lose anything. I forgot my shoes when I checked out, so we got them back almost two weeks later. Upon departure, they were allowed to take things to one room and take a shower (check-out at 12.00, we were scheduled to leave at 18.00)

We stayed August-September 2016. The villa is located very high and far away. The Pilon agency refused to move closer. Room number 05 (2nd floor) is disgusting. Musty and moldy smell. The furniture is very old and smelly. Because beyond the villa, a forest is already growing, what kind of reptiles have not been seen: mosquitoes jammed (bought a fumigator, saved), beetles like Colorado beetles + long thin worms + large grasshoppers crawled in and finally a dead mouse at the door.

But the horror caused the fact of theft by the hostess.
Because of the change in weather, they suddenly decided to return to the room, change clothes for the beach. We enter the room, Milena (the hostess) is standing by the refrigerator, holding our 2l bottle in her hands. beer and glass. Stunned when she sees us, she shoves the bottle into the refrigerator and quickly leaves the room. I am shocked by what I saw and start calling the travel agent. Milena begins to apologize, to tell that she went into the room, because. barked our little dog (spitz). We have already told her not to come to us when we leave the dog.
As a result, it also turns out that she feeds the dog (which is strictly forbidden to our dog! ) with meat that we buy for ourselves (grilled chicken, pork). The dog has spots on his tummy (allergy). We don’t leave the dog even for relatives, so as not to be fed with anything, and then someone else’s aunt allows herself to be the host. At what for a dog the payment of 50 euros is taken.
Then they began to analyze, she drank our vodka. because 1L bottle, you won't even notice.
He does not clean the rooms, under the guise of caring he changes garbage bags every day.
Pilon travel agent did not respond to the complaint in any way. Sent to write a complaint to the tour operator "JoinUP".
We do not recommend this villa to anyone.

The location of the villa is actually very convenient for those who come with children and do not go to night discos. Let me explain - in all of Budva, music from disco clubs rumbles until one in the morning. It is unrealistic to fall asleep close to the shore at this time, unless all windows and doors are tightly closed, but then there will be nothing to breathe.

Let me explain - in all of Budva, music from disco clubs rumbles until one in the morning. It is unrealistic to fall asleep close to the shore at this time, unless all windows and doors are tightly closed, but then there will be nothing to breathe. Alexa Villa is located under the mountain, even there discos were a little audible, but this did not prevent us from sleeping with open windows. And you can't hear any cars from the road. Outside the windows on one side there was a forest with fresh air, birds and cicadas, on the other - a spacious veranda for two apartments and a view of Budva. This is the third floor of the villa. The apartments are two rooms - a living room and a bedroom with double beds in each. TV in the living room, no TV in the bedroom. Of the amenities there was a bathtub with a strange curtain in the form of a plastic accordion, there was a washing machine, but it did not work. Another plus of the villa is that there is always a place to park a car near it.
It is relatively close to the cleanest beach in Budva in August 2016 - Mogren. And go most of the time not along the streets crowded with cars, but along footpaths and parks. In time to the beach - 20 minutes, back - 25. The road upstairs will help you not to grow a belly) The path will help you lay google maps. On the way back, you can go to the coastal cafes for lunch. Economy option - Mogren Hotel has a dining room. Not far on the way home there is a supermarket with a market. There is also a mini-shop within 5 minutes from the villa.
Of the minuses - the repair is not fresh, the air conditioners are noisy, but they work. There are no nets on the windows and sometimes mosquitoes fly in - the raptor helps. By the way, there are fewer mosquitoes than in Ukraine and Russia. The villa is not suitable for fans of discos - it is relatively far from them. We didn’t see cats, but it’s a pity - children love them)

The villa is the last one on the road. After it is a dead end and the mountains begin. The nearest and dirtiest beach in Budva is 1 km along a steep road. It's good to go down, but when you get back up, tired and sun-baked, it's hell. Mogren Beach is 1.5 kilometers away if you know which side street to turn into.

The villa itself is really located in a quiet area, in a cul-de-sac, no traffic passing by all night.
Three are drawn by the stars, in fact there is not even one. The economy rooms do not even have opaque curtains, and the glass windows overlooking the public terrace do not add privacy. The room has a bed, wardrobe, bedside table, TV, kettle, refrigerator, hair dryer, air conditioning. Light only overhead, no nightlights. In the bathroom there is a toilet bowl, a washbasin and a shower without a tray, a simple water drain in the floor. There is only a mirror in the bathroom. Tables and chairs are on the terrace.
There is a shared kitchen in a nook behind the rooms with an electric oven, sink, and crockery.
Directly in front of the villa stands another four-storey building and closes the entire view of the city, neither the sea nor the city is visible.
Milena, the manager, is really unobtrusive and quite pleasant.
Cats come when you eat and burn a hole in you with their cat eyes. There are four of them, among them there is a bandit who does not even wait for you to leave, it is enough to turn away and she is already on the table, stealing your sausage.

I can only say about the double rooms on the first floor - HORRIBLE !!! ! Dark, damp, smoky, with broken soviet furniture, a shower with a toilet is literally 1 sq. m. It was like entering a basement. The day before it rained, it was wet in the mountains, so the bed was damp, they froze every night, they warmed up on the terrace outside.

I suspect that these are former garages. The hostess may have run around to please someone, they didn’t pay attention to us, they barely begged for second blankets, she lied that they didn’t have it. On the upper floors, maybe there is more sun and more fun, and the rooms are better, I didn’t see. But don't be fooled by doubles.

Rested family: me, husband and son 15 years old from 15 to 26 June 2015.
We took a package tour from the tour operator JoinUp.
For the first time we took a ticket without food and did not really find reviews on the net, before that we rested on the all-inclusive system, carefully re-reading all the hotel reviews before that. Therefore, they were very worried, but everything turned out to be not so scary, rather the opposite.
The villa is located under the mountain itself - this is both a plus and a minus at the same time: the minus, of course, is that it is far from the sea and it’s hard to climb a rather steep hill every time (you don’t run back and forth from the sea to the room, as in line hotels, but you need plan your vacation in such a way that you don’t have to return to the room again). But we were surrounded by the purest forest air and the singing of birds, and no noise from cars.
The hostess is a sweet, rather pleasant and unobtrusive woman, if there are any problems, she will always listen and make every effort to help.
True, he hardly speaks Russian, but he understands well.
Our room is a 3-bed studio located on the 2nd floor, very spacious, conditionally divided into zones: kitchen, dining room, relaxation area and sleeping area.
The kitchen area is equipped with a hob, sink, refrigerator; there is an electric kettle and a minimum set of necessary utensils (pot, drushlyak, various glasses-cups, forks-spoons). So food can be cooked without problems. The only thing, the hostess Milena, asked not to fry anything, only cooks because there is no hood.
Dining room - large oval table and chairs. Recreation area - coffee table and armchairs. Bedroom - 2 double bed and an extra bed for a child. There are also all sorts of cabinets, sideboards, wardrobes. All the furniture is solid, wooden, a little dilapidated, but you can call it the fashionable word "vintage". A pleasant atmosphere is created by a fireplace, which, by the way, is operational, but the owners close the fireplace insert for the summer.
The room also has a plasma TV, air conditioning and iron - everything works fine.
I didn’t really like the bathroom - it’s cramped, there is no tray in the shower, but just a floor with a hole for drainage, while water floods almost the entire bathroom. There is also a sewer smell.
There is a slightly narrow, but very long balcony with plastic chairs and a table, as well as a folding dryer. We really enjoyed drinking tea on the balcony in the morning, looking at the mountains and listening to the birds singing - very cool.
Room cleaning, change of towels and bedding was carried out regularly - every 2-3 days.
The villa has wi-fi (the unit is located just in this room). True, it is worth being careful and not touching the wire stretching along the floor when going out onto the balcony, otherwise there is no disappearance in the entire villa.
The territory of the villa is small, but very comfortable - terraces twined with vineyards, flowers.
And also 2 cute red cats live in the villa, which we named Mleko and Yogurt - the hostess asked them not to feed them, because they only eat milk and kefir (milk and yogurt). At first they persistently asked to come to our room, apparently, in the off-season they live in this room with the hostess, but when we opened the door for them, they did not dare to enter.
Well, a little about the beaches: in Montenegro, all the beaches (with rare exceptions) are municipal, while the main part of the beach is filled with sun loungers with umbrellas (their rent is paid), but there are also free areas for those who “carry everything with me” . Approximately equally remote from the villa are the beaches of Mogren (1 and 2) and Slovyansky beach. There are a lot of people everywhere, but Mogren is somehow more pleasant. And we also really liked the small beach near the fortress of the old town (between Slavic beach and Mogren).
You can also take a bus (Mediteran Express) and for 1 there go to Jaz Beach - there are much less people and much nicer. Or take a boat and for 3E (in both directions) go to the island of St. Nicholas - it is also not crowded and calm there and there are gorgeous views of Budva, but the minus is that the coast is quite large pebbles, which hurts to walk, but in sea off the coast in some places there are sea urchins.
Temperate climate, rather cool sea, echoes of the scoop are visible in places (there are dull ruins of once functioning houses), very aggressive scratching vegetation (if you try it yourself it’s like walking through the mountains) walking in the garden.
I really liked the old garden, the most beautiful nature and incredibly tasty meat, which is served in cafes and restaurants (I especially liked the Parma cafe), and you can also buy it in specialized shops - messars.
