When booking we were told that we are booking the last 2 available rooms. In fact, 70% of the base was uninhabited.

Our house was next to a pig farm and a chicken coop, so the smell was not of a pine forest, but of pigs.
Starting from the hall, I was struck by the incredibly dirty floor. The kitchen is even worse. It seems that they haven't cleaned there for years. Sticky and greasy kitchen cabinets that are disgusting to touch, dirty old stove, old cracked greasy dishes, 1 old frying pan on which it is simply impossible to grease something. In the kitchen cabinets you can find everything from a mountain of dust to used tea bags, plastic bottles and loose flour, sugar and salt. Everything except the basics: matches or clean sponges for washing dishes.
And such "happiness" as the use of this super-kitchen must be paid extra.
The restaurant did not work for an hour.
And as far as we understand, this is a constant phenomenon.
The rooms have a bed, 2 bedside tables, a wardrobe and a non-functioning TV. He didn't work for us or our friends.
Wi fi on the 2nd floor no longer pulls.
There is no soap, no shampoo or hair dryer in the rooms! It's good that there was toilet paper.
Our room had a cracked window.
The bed was extremely synthetic, unpleasant to touch the body. Humidity everywhere.
Bed linen from other rooms is dried directly on the territory of the base on laces.
For, in my opinion, a decent fee of 600 UAH per night per room, we got some disappointments.
It seems that there is simply no owner in this base, because it is still necessary to try to bring such a place near the lake to such a state.
I do not recommend this base to anyone: neither friends nor enemies.

After a personal study of all promising places to stay in the area, my choice was stopped at this hotel complex. It is called "Pine Forest", located in the middle between Zadonetsky and Koropovo. Here are the coordinates on the map

The complex is located in a pine forest along the road from Zadonetsky to Koropovo, but the noise of traffic (rather rarely passing) is not heard. This is achieved by a double fence. On the territory, large enough, clean, dry, a lot of vegetation. Figures of animals are placed, even outside the territory (opposite the entrance to the complex there is an ennobled area with benches and a recreation area).
Currently, there is a pre-New Year's decoration of the territory, which pleased with the presence of taste and originality in decorating. Everything is beautiful and without "brute force". All the paths between the buildings are lined with sandstone and framed with green spaces. There are 3 outdoor pools, including a children's pool. The pool area is equipped with everything necessary, including toilets and showers. And everything looks safe and pleasant. It remains only to wait for the summer season, in order to fully appreciate it, and not visually))). The owner of the complex lives on the territory, and daily he controls all the processes. We got to know him. A very pleasant person.
- Reception
The reception is located in the main building opposite the entrance. Two girls work in shifts at the reception - Alina and Katya. I was lucky and I got caught during the period of "intelligence" Katya. I was given a huge amount of time and attention.
Everything was shown, explained and all with a smile and in a pleasant cheerful conversation. In some part, the choice was stopped at this place thanks to her. What I did not regret a single gram. During the rest, we were surrounded by care and attention, as dear and close guests. Which was extremely nice! Special thanks for the rest Kate!
- Rooms
There are hotel-type rooms in the building, there is a two-family house with its own bathhouse, there are budget rooms, and there are "hunting lodges" in a separate building. All rooms are amazing in size. They are very big! My choice was on one of the "hunting lodges". The room is spacious, with high-quality, expensive furniture, modern TV, refrigerator and all other appliances in the room. Clean everywhere! San. the knot shines, a full set of towels, a full set of hygiene products. Not a hint of fungus or mold. The room smells like wood.
The only "minus" is no robes (so not a full top mark).
- Entertainment
The complex has a billiard table for playing different types of Russian billiards. For residents - free of charge. There is a Russian bath. Even somehow the language does not turn (in the good sense of this expression) to call "just a bathhouse. " This is a bath-throne room!! ! We booked this hall for 2 hours (a separately paid option). Huge seating area, with excellent furniture and interior. Everything is in stone, wood, forging and chasing. Looks great! The steam room was heated perfectly, even had to ventilate. We were served tea, and uzvar, and jam with honey! It was very nice!!!
- Restaurant
I have been to many restaurants of different levels. I have something to compare. This one is very good! Food, serving, serving, assortment, prices - excellent! Everything we've tried is commendable! Breakfast is included in the price. Very satisfying and with a lot of choice.

Conclusion: The holiday was a success!! ! Will I go back there again? I will try very hard to do so. I want to try and relax there in the summer.
